Financing For A New Home

People often fear what they don’t understand and one of the best examples of this is the purchase of a home. Most first time buyers and even some repeat buyers know very little regarding this process. Since it is one of the most important financial decisions an individual can make, "being educated" is the key.

There are a number of decisions that must be made other than just finding the right house. There is the issue of saving for a down payment, determining an affordable purchase price and finding the best financing, just to name a few. Although these areas and others are often new territory to the buyer, a mortgage professional deals with them every day and can be of great assistance.

Credit score is the single largest factor that lenders use in determining interest rate when you apply for a mortgage and may even make the difference in whether or not an applicant will qualify for mortgage financing. The truth is if an individual’s credit score is unnecessarily low, either due to not understanding how credit is "scored", errors, or lack of professional advice, they could end up paying thousands of dollars more over the life of the mortgage.

Anyone can access their own credit file but then comes the question of knowing what to do with the information they have obtained. That’s why it is often better to consult with a mortgage professional. As an Accredited Mortgage Professional, part of my service to my clients is to educate them how to improve that score to be in the best possible position to qualify for the best financing available to them. Sometimes this may take a little time but considering the magnitude of the purchase, it is well worth the effort.

There are many options available to the consumer when choosing a lender. Some choose to work with their bank alone but this can sometimes be limiting. One of the advantages of dealing with a mortgage broker or specialist is that they have many different banks, savings, loan and mortgage companies that they "broker" their loans to, something like a stockbroker or independent insurance agent. Since the mortgage broker does business with many different financial institutions as well as private lenders, they are able to "shop" for you, sending the loan to many different underwriters, negotiating the best rates and programs available, all at no cost to the buyer. When making an informed decision about financing, having different options can be very beneficial.

If you have started the process by working with a mortgage professional, once the question of credit has been addressed, you want to determine both how much you are able to afford to purchase a property, but also how much of a down payment will be required so that you are fully educated on your options when you and your realtor begin your search. By providing some basic financial and application information, your mortgage professional will let you know what you could be pre-approved and for based on the information provided, and in most instances will pre-qualify you so there are no let downs later. Every step of the way, you will be given assistance to ensure you feel confident and comfortable about the home buying process to become a happy homeowner with the best financing available.

When you choose the right mortgage professional, with your best interest in mind, you can find ways out of the trap of paying rent, you will be confident that you made the right decision about your mortgage and you will be at ease knowing that you were not rushed into the wrong mortgage product because you had you scramble for financing within a few days of signing your purchase agreement. That’s why it’s important to take the time to "Be Educated" about all the options that are available to you, so that you can make the informed decision that’s right for you.
